What drives the rate
- Micro-market. Highway-connected belts on the city edge price differently from in-city space.
- Specification. Clear height, floor load, dock access and fire systems change the per-sq-ft rate — and how much stock you can actually fit.
- Area basis. Check whether a rate is for carpet area or built-up area; the same number can mean different usable space.
- Term and volume. Longer terms and larger areas usually attract a better rate.
- Handling. Whether the operator receives, racks and dispatches your goods or you manage them yourself.
